- Manage permit applications, design milestones, and design team accountability.
- Track design progress and confirm deliverables meet project performance goals.
Procurement & Contract Administration
- Prepare bid packages and manage the competitive bidding process.
- Evaluate contractor proposals for scope, cost, and technical qualifications.
- Negotiate and administer contracts on behalf of the owner.
- Review insurance, bonding, and safety documentation for compliance.
- Develop procurement strategies for long-lead materials and specialty systems.
Construction Oversight
- Monitor daily site activities for safety, progress, and quality.
- Review RFIs, submittals, change orders, and payment applications.
- Facilitate weekly progress meetings with contractors and consultants.
- Ensure adherence to codes, standards, and contractual requirements.
- Provide regular field reports, documentation logs, and photographic progress updates.
- Coordinate independent testing and inspections to verify compliance.
Cost Management & Budget Control
- Establish and maintain detailed budgets, forecasts, and cash flow projections.
- Track all costs, commitments, and variances in real time.
- Review and approve invoices and change orders in coordination with finance teams.
- Provide cost reconciliation and final accounting at project closeout.
- Ensure fiscal responsibility and adherence to approved funding structures.
Schedule Management
- Develop baseline and detailed project schedules.
- Monitor progress and identify potential delays or risks.
- Coordinate critical-path activities across multiple disciplines.
- Implement recovery strategies to maintain milestone completion.
- Provide ongoing reporting and forecasting for proactive decision-making.
Quality Assurance & Risk Mitigation
- Implement quality control procedures during design and construction phases.
- Conduct constructability and coordination reviews to prevent field conflicts.
- Manage risk assessments and mitigation plans throughout the project lifecycle.
- Facilitate third-party testing, inspections, and commissioning validation.
- Ensure compliance with ISO 9001, OSHA, and applicable regulatory frameworks.
Commissioning, Turnover & Operations Support
- Oversee final testing, commissioning, and acceptance of building systems.
